Newport Coast Capital Management:

Mr. Eder founded Newport Coast Capital Management in 1997 while attending the Harvard Business School (HBS). During his tenure at HBS and shortly thereafter, Mr. Eder and his affiliate companies were the manager and a principal investor on several very successful investments across a variety of asset classes in targeted geographies.

Mr. Eder is an accomplished investor, operator, and transaction specialist having identified and secured many real estate investments with realized and unrealized returns in excess of 100% IRR. He has participated as a principal investor in real estate for twelve years. During this time, he exhibited ongoing thought leadership and concise investment decisions by identifying asset classes and geographies to enter early based upon market inefficiencies, and exit early before collapse. This was demonstrated by his early entry and exit in the condo conversion market in Boston and Chicago, as well as the early entry and exit in residential and commercial land developments in the Palm Springs area of Southern California.

Mr. Eder’s primary role is to maximize return on investment for limited partners. As the Chief Executive Officer and Chief Investment Officer, he focuses on the identification, execution, and exit strategy of strategic investments, as well as building cohesive teams for various investments and investment theses under investigation.

In an environment of both extreme uncertainty and endless opportunity, smart investors must move quickly and efficiently to assess, stabilize and maximize current investments, while simultaneously developing new investment strategies and putting capital to work. In working with investors, partners and clients, Mr. Eder draws on his prior operating experience as an engineer, marketer, construction manager, and developer to oversee all aspects of the firms operations as properties are identified, investigated, acquired, renovated/constructed, repositioned, marketed, and sold.

Those working with Mr. Eder also benefit from his ability to quickly become an expert in new asset classes and geographies as demonstrated by the results in several asset classes: Noteworthy investments include the following first time investments::

Apartment to Condominium Conversion: Boston and Chicago - eight acquisitions and dispositions of distressed residential apartment buildings that were converted to condominiums with returns in excess of 40% IRR.  

Golf Course and Land Development: WESTGATE - a very successful private golf course and luxury home project which boasted a 65% IRR to institutional investor ING

Luxury Single Family Home Development: ALTA – an international award winning development which received four GOLD Nugget awards in 2006 at the prestigious PCBC awards including:

  • “GRAND AWARD” for best single family home across all product categories
  • “Best Floor Plan” 2500 sq. ft. to 3500 sq. ft.
  • “Best Floor Plan” 3500 sq. ft to 4500 sq. ft.
  • “Best Development of the Year” Runner Up

Office / Retail: Southern California - redevelopment and repositioning of a historic office/retail building in southern California with realized IRR of over 100%.

Prior Experience:
Mr. Eder has worked in almost every major area of business: senior executive management, marketing and sales management, financial management, operations management, manufacturing, engineering, and research and development. His diverse background and depth of experience afford him a balanced insight on real estate investment and execution.

Mr. Eder has participated in several private equity transactions. He held the position of Operating Executive for a private equity investment firm with capital commitments in excess of $350 million. In this position, he identified several attractive investment targets and headed the due diligence and transaction structure of these targets. He also acted as a consultant on due diligence activities for target investments for a smaller private equity fund, Glenmount International, where he was solely responsible for the enterprise valuation and sensitivity analysis that was the basis of an offer for a division of Northrup Grumman. Mr. Eder also acted as a consultant on a transaction involving the sale of Quinton Instruments from American Home Products. He performed extensive due diligence, management interviews, and a facility audit. Investors included Zymed, Hewlett Packard, and an investment team led by Bill Hambrecht.

Mr. Eder also was the interim Chief Financial Officer and Chief Strategy Officer for a division Comfort Systems, one of the largest publicly traded heating and air conditioning contractor / service organizations in the U.S. During his tenure there, he managed the business strategy development and capitalization activities to fund the growth of this business to business e-commerce division.

Mr. Eder is a veteran of the Fortune 500 -- he held an engineering position with Amoco at the National Research Center, a headquarters position at General Electric, and managed consulting projects with other Fortune 500 companies. In his sales management positions, Mr. Eder consistently increased sales, market share, gross margins, and customer satisfaction for companies like General Electric, ADAC Laboratories, and Sopha Medical Systems.

Through the years, Mr. Eder has worked full-time or on a consulting basis at several mid-sized and start-up technology, medical device and software companies. In addition, he is also the President and co-owner of B&A Consulting—a management consulting and brand strategy firm that is routinely engaged to market real estate holdings and perform due diligence for targeted investment properties.

Recently, Mr. Eder was a speaker at Opal's Annual Real Estate Investors Summit.

Education:
Mr. Eder holds a BS in Mechanical Engineering with a minor in Structural/Civil Engineering from the University of Illinois at Urbana-Champaign. At U. of I., he was a Varsity Athlete, President of Pi Tau Sigma (a national engineering honor society), and recipient of the James W. Bayne Award for outstanding university involvement and academics. Upon graduating, he was chosen for one of three positions in the prestigious General Electric Technical Sales and Marketing Management Program for GE Medical Systems.

Mr. Eder also earned an MBA from the Harvard Business School with a concentration in investment management and finance.
